Yes, pets are allowed. There is a $100 non-refundable per pet deposit. As well as a $25 per pet fee added to your monthly rent. There is also a 35lb weight limit on dogs. Cats need to be spayed and neutered.

The price you see listed for each home includes lot rent as well as water service.

Leanos properties has a set in stone application process and qualifications that need to be met. We require that everyone fill out a rental application in order to process the background check effectively and efficiently . Our background check looks for previous evictions history, misdemeanors, felonies, and other criminal history. However, we understand that everyone is different and may have a different situation. We do not base out approval process solely on background checks. We also require that the individual applying be able to pay the deposit and first months rent in order to move in. The deposit will always be equivalent to one months rent.

After you have passed our qualifications and application process you will be required to pay the deposit and first months rent in order to receive your keys and officially move in.

In regards to utilities the hardest one to gauge is electric/gas because it is all based on the tenants usage, and comfort. We have seen the average tenant get an electric/gas bill around $150 but have also seen higher and lower bills. It all depends on the amount of electric and gas that you use in a given month. Water and sewer services are provided to you at no additional cost. Garbage is ran through Ankeny sanction and is $60 for 3-months of service.

Unfortunately at the moment we do not accept section 8 housing or similar services.
